  • Attractive Two Bedroom Seaside Cottage with Annexe in Razanj near Rogoznica

    This pretty 2-bedroom cottage is offered as a main house with a one bedroom apartment annexe. Located on the first row to the sea in the pretty village of Razanj and offering guests stunning views to the mainland and Kornati islands, the cottage makes for an ideal base for those clients wishing to stay in a peaceful location, yet be within easy access of all that the region has to offer.

    The property is approached along a beach ‘road’ and guests enter the cottage through a set of gates where there is parking for up to two cars. The pretty mature garden provides guests with a number of shady spots away from the beach. Stairs from the garden lead to the first floor where the main part of the cottage is located on one level. A lovely spacious terrace leads into the main lounge area which is brightly decorated with colourful paintings and wooden furniture. There is also a dining table and kitchen situated in an alcove located off the lounge area. From the lounge, doors lead into two twin rooms and a separate shower room. The annexe is located on one side of the main house and consists of its own separate entrance, a double bedroom, a shower room and an open plan kitchen diner lounge with doors leading out onto a sea view terrace.

    The village of Razanj is approximately 35 minutes away from Split airport. There is a pretty pebble beach in front of the villa and mooring for a motor boat is available. The villa provides an ideal base from which to explore the area which features such sites as the waterfalls of Krka National Park and the UNESCO protected town of Trogir, all located within 30 minutes drive of the villa. The cottage would suit a family or a group of friends.

      Pricing Information

      Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £1 per adult per night, and £0.50 per night per child aged 12-17 at time of travel. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

      Booking Information

      A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.

      If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

      Clearer information about departure time would have been helpful. Your website states that villas need to be vacated by 11am, but our housekeeper wanted us out before 10am.

      Fantastic location, right on seafront. Very spacious and comfortable, although decor and equipment was a little dated, and kitchen cupboards smelt musty.

      Local contact and housekeeper were very friendly and helpful. Very efficient, helpful service. No problems.

      Impressed with: Beautiful scenery and coastline. Fascinating historical towns and cities. 
      Recommend:Prsac Restoran in Razanj was outstanding. We enjoyed an excellent meal in the capable hands of our host.
      Favourite villa moment: Relaxing on the terrace and in the shady garden, dipping into the sea to cool down when required. Wonderful!

      The property is absolutely wonderful, comfortable, and attractive. The location is outstanding. This villa delivered everything we hoped for, and more. The beautiful beach with its clear sea right outside the front gate was quite magical. The facilities: good comfortable bedrooms and very good bathrooms (great showers). The kitchen is adequate, though a bit basic. Washing machine was very useful and much appreciated. The BBQ - just great.

      Baby cot was not available in spite of checking with you that it would be there. The owners did eventually produce one, though the communication was a bit challenging. There are basically 3 things that would be very useful to have in this otherwise wonderful place: - air condition units (one in the main house and one in the annex would do) - microwave oven (quite essential these days) - Wi-Fi (this would upgrade the villa and make life a lot easier) These three additions would make the stay absolutely perfect, and we would not hesitate to book the same place again and again. A house handbook would be useful: - welcoming message - instructions & recommendations - local transport (e.g. boat taxi service) - more info on local shopping, and on cafes and restaurants - places of interest etc. Perhaps a Visitors' Book would be useful for us to leave a message, which would have been highly positive, if we had the chance.

      The booking process was remarkable impersonal, very much focused on the process as business transaction. The first communication told me nothing about the place I have booked, but told me a great deal about how I should pay and when, and about the penalties should I fail to observe each step on time. Not very friendly, which is a shame. On the other hand, everyone I spoke to on the phone was very friendly and helpful.

      Impressed with: Above all the clear sea. The old city of Trogir.
      Not impressed with: Surprising lack of cafes and restaurants in many beautiful seaside villages. Oddly unattractive architecture when it comes to present developments. There is a feel of post-communist awkwardness in the way they manage their tourist industry.
      Recommend: There is a basic, reasonably stocked supermarket in the village, but tends to be more expensive. We would recommend a supermarket on the way to Rogoznice by car. Also, would recommend taking a boat taxi to Rogoznice, where there are many good restaurants. Also, for those looking for fresh fish - early morning directly from fishing boats at the car park by the bridge. A drive to Trogir is a must. It is an old historical town - just beautiful. There is a big market, and many good restaurants on the island.
      Favourite villa moment: We had memorable and outstanding moments daily. Early morning swim, watching the sunset, using the barbeque, snorkelling and finding an octopus.....

      The agent was very helpful when we arrived and arranged for the housekeeper to meet us earlier than we had stated. He was very pleasant and helpful. My only concern was that we decided to leave early on the Saturday and were unable to contact the agent to ask where to put the keys. This also cost us a phone call to England to let you know where we had put the keys,

      It would have been helpful to have information on the area. We did ask at the information desk but they were not particularly helpful. Very narrow entrance which just allowed our Skoda Yeti 4x4 to get through. Any wider car would struggle to go down the entrance road.

      Impressed with: It is driving distance from Slovakia has the sun and a warm sea.
      Not impressed with: Trying to cross the borders!!!!!
      Recommend: We were disappointed in the Restaurant in Razanj but enjoyed a lovely seafood meal in Rogozniza - Antonio. Not cheap but delicious!!!
      Favourite villa moment: First sight of both the villa and the annex were that they were perfect for our family and the sea being on the doorstep was perfect for us.

      The owner wasn't around during our stay but we were met by a colleague who directed us to the property and showed us around. He also helped us to register at the local tourist office in Razanj. We knew what to expect as this was not our first visit to Croatia. The villa suited us very well. We really liked the direct access to the sea and yet the relatively private situation of the villa which is nicely screened from the beach. The description is slightly misleading in saying that the property is approached along a "beach road". This is not correct as there is an unmade driveway at the rear of the property. Our meal in the local restaurant in Razanj was good. We were impressed by the general organisation and efficiency in Croatia. The people were welcoming and the weather was excellent! We had no negative experiences during our holiday.

      Excellent facilities - right on the beach. Impressed with the sun, clear blue warm sea, food and ease of getting about in a rental car. We booked two Villas through Croatian Villas. Both were excellent and fully meet our needs. The property owners were also excellent hosts.

      The Villa was fantastic. The location of the villa was even better. A coffee in the morning on the beach with clear turquoise water is to dream of. The kitchen utilities were adequate to our needs. This truly a great place and we would recommend this to all. Caretaker / Owner and her Son was of great help. They surprised us with some bread, cheese and wine when we arrived as it was late. And they were very friendly and helpful.

      Impressed with: The scenery was great.
      Not impressed with: The locals where not very tourist friendly.
      Recommend: Em-Ka restaurant was surely best priced, walking distance and had an amazing view of the sunset.
