This pretty six bedroom semi-detached Istrian stone house is situated near the town of Zminj in the village of Blagari. The villa is decorated in a country style with an abundance of exposed stone walls and comfortable furniture and the traditional style used for its construction gives it a very special atmosphere. Guests staying at this property will appreciate the lovely country setting and peaceful surroundings. Stepping outside the house are lawned gardens and a pool, ideal for a cool dip in the warm Istrian afternoons. A shaded dining terrace affords great views over the pool and garden and offers an ideal spot for relaxed al fresco dining.
Entry to the villa is through the main entrance where visitors can park up to four cars in the drive beside the property. Guests enter the main house into a fully equipped open-plan kitchen, dining and living area with fireplace. There is also a shower room, utility room and separate WC on this level. The first floor features a twin bedroom and a double bedroom both with en suite bathrooms, the second floor contains two double bedrooms, one with an en-suite shower room and the other with an en-suite bathroom. The ground floor of the annexe contains a kitchen, living-dining room with double sofa-bed and shower room. The first floor features a double bedroom with en-suite toilet and a twin bedroom with en-suite bathroom.
Car hire is recommended at this property. The villa would suit families or a group of friends looking to stay somewhere peaceful and yet be within easy reach of the towns and famous attractions of Istria such as the walled town of Svetvincenat, renowned for its beautiful stone architecture, church and Mediterranean town square. Other areas of interest within the area include the medieval hill top towns of Motovun and Groznjan as well as the seaside towns of Porec, Rovinj and Vrsar. A little further afield, the Brijuni islands, the Roman amphitheatre in Pula and a day trip to Venice are all recommended excursions that are available from this region.

Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £1 per adult per night, and £0.50 per night per child aged 12-17 at time of travel. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.
If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

The web photos were a bit misleading. We were expecting a much larger pool and thought there were NO adjacent properties. Neither of these turned out to be a big problem but they were initially very disappointing. The owner/neighbors were very nice and it was too cold to swim much.
I don't think the availability of 6 bikes was listed, and it was GREAT to have them.
Owners and agents were outstanding! Lovely, helpful, relaxed folks. The owners dog was a frequent visitor and a true delight (also VERY well trained, did not even try to get in the house).

Recommend: Our favorite restaurant in Croatia was right around the corner, Puli Pineta. They did a special celebration dinner for us that was wonderful. The caves in Slovenia, Rovinj and Porec, Wine tasting, Bjuni National Park, Pula - all well worth the visit.

While the main house was fully air-conditioned, it was disappointing that the 2 bedrooms in the annexe did not have A/C - units were outside the bedroom areas. The agent was great and helped us find a bakery for birthday cakes, while the owner was unobtrusive and helpful regarding when the pool was cleaned. Extremely helpful service from Croatian Villas agent Katija.
Impressed with: Having been before there were not too many surprises, but Istria was especially nice and not overcrowded, with an excellent road network.
Not impressed with: Nothing - everything was fine
Recommend: Nothing specifically culturally - the cave at Festini - Festinsko kraljevstvo - was nice as were 2 local restaurants - Konoba Puli Pineta and Restoran-Konoba Zminjka
Favourite villa moment: Probably evening meals using the kitchen facilities and barbeque after visiting the market in Rovinj for fresh fish, meat and vegetables.

Good-Excellent. Offering a food 'welcome pack' type service would be really useful - especially for those arriving later on a Sunday, as we were. As mentioned to the agent, there were a few small items not provided in the main property, which would have been nice and just add the finishing touches, e.g. toaster, pegs, spare bin bags. Agent was very friendly and informative, although unfortunately, not all of the information he gave was up to date! We enjoyed the small local cave at Festini, as well as the more obvious attractions in Porec, Pula and Rovinj.
Impressed with: Lovely scenery, interesting towns and friendly people.
