This stunning villa with pool is located in the exclusive area of Sveti Jakob in Dubrovnik. Just a twenty minute stroll from Dubrovnik old town, this elegant and modern villa is perched on a promontory overlooking the sea where guests can relax on one of a number of terraces and enjoy the fabulous sea and distant views to Dubrovnik old town.
Guests enter the property via a gate from the small street and walk through a wonderful mature terraced garden via a path with approximately 60 steps which leads to the entrance to the villa. Entry is into the upper level which contains two double bedrooms both with French doors leading out onto a shared balcony with sea view. There is a separate modern shower room. Stairs lead down to the main living area which consists of a very spacious open plan kitchen diner lounge area with single sofa bed. From here, doors lead out onto the lower terrace with pool and with sea views. There is a further shower room on this level. From the main terrace guests can take approximately 100 steps down to the beach* which can only be accessed from the villa or by boat.
The property would suit a family or friends looking to stay in Dubrovnik in a modern spacious and elegant villa yet be within easy access of the beach, the Old Town and other facilities the city has to offer.
*If sea/weather is rough or if property manager does not feel access to the sea is suitable for guest use, then sea access from these steps will either be restricted or not be permitted. If this is the case the next nearest beach is approximately 400m away.

Pricing and booking information
Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £1 per adult per night, and £0.50 per night per child aged 12-17 at time of travel. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.
If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

The property was great. The description of the stairs to the private beach is a little misleading, as they lead to a rocky cove which you have to take care about accessing. However, it was nice to be able to get down and watch the waves breaking onto the shoreline.
The caretaker was very helpful. In addition to his visits to check that we were OK, he sent a few texts suggesting events that we might like to go to.
Generally my experience of dealing with Croatian Villas is very positive and would be my first choice when next arranging a holiday to Croatia.
Impressed with: The spectacular coastline.
Not impressed with: Unfortunately, our hire car (plus a few other local ones) was vandalized overnight, resulting in a damage charge from the car hire company.
Recommend: There are many good restaurants in the Old Town of Dubrovnik. However, we particularly liked the restaurant Leut in Cavtat.
Favourite villa moment: Waking up in the morning to check out which luxury yacht had arrived outside the villa overnight

The opportunity to order welcome packs in advance, i.e. food and drink items, would have been helpful particularly given that we were arriving on a Sunday. There was also no folder of information relating to the villa and surrounding area and amenities which would also have been useful, as would a guest comments book.
Access to the beach directly from the villa, as advertised, was no longer available, apparently for safety reasons. As this had apparently been the case for some time, the villa description should be altered accordingly. There were only three sunbeds available, but there were four of us. On talking to the caretaker it seems that the fourth was broken last year but has not been replaced. Given that the €300 deposit presumably covered the original damage, we think a replacement should have been provided. Several lightbulbs did not work and had obviously not been checked. On mentioning this to the caretaker no replacements were offered.
Caretaker was available when needed and was very pleasant and provided information on the local area when requested. However, he didn't seem very hands-on when it came to resolving any minor issues such as missing lighbulbs as mentioned above. This is a minor criticism though and overall he was a very nice guy.
Favourite villa moment: Sitting on our high vantage point on the terrace watching all the activity on the sea with the picturesque view of Dubrovnik Old Town in the background.
Villa Comments: Welcome pack is not included. Just to be brief there are over 100 light bulbs in the house when you take the garden, terraces and the house itself into consideration. They get replaced all the time. In 15 years of renting the house nobody ever complained about the light bulbs. Regarding the sun-beds, I don't remember any sub-ben being broken last year and us charging £300 from the deposit. Once again never had a complaint regarding the number of sun-beds but will keep an eye. There is huge amount of other furniture of one kind or another on the terrace.
Regarding the beach, if we think the beach is too dangerous we will not permit guests to have access to it from the villa. Rock fall from previous bad weather will result in us closing the beach access. However, this year we have found that guests have had difficulty down on the beach as it is not very big and if they have drunk too much they find it hard to come back up the steps, there are a lot of steps back up to the villa. We will take the decision to close the beach access for future guests from a health and safety perspective. There are other public beaches around which guests can use.

Property manager was very helpful. He put himself out of his way to help us - especially when we lost my daughter's passport and he contacted the police on our behalf which meant that we were able to collect the passport (which had been handed in) without any difficulty.
I would not be sure where else to travel after Dubrovnik. The mixture of culture and relaxation suited us perfectly - I am not sure we would find that at another Croatian resort.
Impressed with: The old town of Dubrovnik and the friendliness of every-one we met.

Have stayed in many villas but never one with such fantastic views, what a privilege.
Impressed with: How friendly people were, and how clean it was.
Recommend:Have a book that gives local recommendations on restaurants, wines etc. I had done some fact finding before we left but it is always nice to get a local recommendation. We also had found the timetables on the internet of the cruise ships but this information would also be of interest not only if you are interested in the cruise ships but also if you would like to avoid the busy time in the old town.
Favourite villa moment: We knew where the villa was by Google maps, but when we saw the villa as we flew into Dubrovnik airport we taken back by the location.

We were very impressed think the it would be nice to have a welcome pack just with basics in. we loved it and would recommend it, but not unless you are fit a lot of steps but well worth the climb.
