    Set in the peaceful village of Kukci, just a short drive from the bustling coastal town of Poreč, this spacious villa offers a tranquil retreat surrounded by nature. Designed to accommodate up to eight guests, the property is well-suited for families or groups of friends seeking a comfortable base with plenty of space to relax and unwind. Mature palm trees and Mediterranean planting give the garden a restful atmosphere, while nearby amenities and attractions make this an ideal choice for those wanting to combine quiet surroundings with easy access to the Istrian coast.

    Guests arrive via a secure, gated entrance, where two garages and additional parking provide convenient access. The main entrance leads to a bright, open-plan ground floor with a comfortable lounge, kitchen, and dining area. This level also includes a double bedroom and a separate shower room. A wooden spiral staircase leads from the lounge the first floor, from which one can overlook the lounge. Upstairs, there are two further double bedrooms, and a shared bathroom. Each bedroom opens onto a balcony. A charming upper-level gallery features a sofa bed and stairs leading to a small tower offering distant sea views. Adjacent to the main house, a separate self-contained apartment offers extra privacy, complete with its own open-plan kitchen, living and dining area, double bedroom, and shower room. Outdoors, guests can enjoy meals on one of two covered terraces, relax on sun loungers beside the pool, or make use of the outdoor kitchen and barbecue area in the beautifully maintained garden.

    Car hire is recommended while staying at the property as the villa is well placed for exploring the wider area. The lively resort town of Poreč, just 6 km away, offers a mix of beaches, restaurants, shops, and cultural sites including the UNESCO-listed Euphrasian Basilica. The nearby Materada beach in Špadići is just a short drive or bike ride away, ideal for swimming and sunbathing. Guests can also enjoy local cycling routes, wine tasting, and scenic drives to historic inland villages. Whether it's outdoor adventure or coastal relaxation, this location provides easy access to the very best of Istria. Guests can also take a scenic boat tour down Lim, the channel between two forested slopes, after which they can explore the picturesque town of Rovinj.

      Pricing and booking information

      Pricing Information

      Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £2.50 per adult per night, and £1.25 per night per child aged 12-17 at time of travel. Children under 12 do not pay tourist tax. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

      All bookings subject to booking fee.

      Booking Information

      A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.

      If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

      Certain properties require varying payments for bookings. If payments required vary from those above, these conditions will be displayed below or advised at time of booking.

      Holding an Option on a villa

      Payment Information

      For online bookings, payment can be made by credit or debit card. Corporate credit card payments may incur a surcharge at time of booking. There is no surcharge for personal credit or debit card payments. All major currencies are accepted when paying online by credit card.
