3 Bedroom stone villa in Cavtat with old town and sea views
Situated in an elevated position in Cavtat old town and offering wonder harbour views, this pretty stone villa is located within easy walking distance of Cavtat’s cafes, restaurants and beaches. The accommodation would suit a family or group of adults.
The villa is approached via an uphill cobbled pathway, through a walled entrance leading into a lower patio area. A small flight of stairs leads from this patio area up to a split level terrace area where the main entrance door to the house is located. Guest enter directly into a striking open plan lounge/diner with a compact kitchen located on one side, accessed via an alcove entrance. Stairs from the lounge lead up to the first floor which features one double bedroom, one single bedroom and a separate shower room. Bedrooms are located in the eaves.
From the lounge, stairs also lead down to the lower ground floor which contains a double bedroom, a family bathroom, a utility room and a study/small lounge. A door from this room leads out onto the patio entrance terrace.
The terrace area, where guests can enjoy wonderful scenic views of the harbour, features an outdoor summer kitchen and electric BBQ area with tables and chairs for outdoor dining.
The villa would suit guests looking to stay within walking distance of local restaurants and beaches. It would not suit those experiencing walking difficulties. An hourly boat service operates to Dubrovnik from Cavtat from April till October. The boat arrives directly into Dubrovnik old town and the journey time is approx. 30-40 minutes. Last boat back is around midnight although this may be subject to change towards the earlier and latter parts of the season. Please check locally.

We were hoping to see some Olympics on the tv. The villa was advertised as having satellite tv so we had wrongly assumed that we would be able to see the Olympics. We could only coverage from a German perspective. There were no English speaking channels. Not a huge issue but worth mentioning.
Impressed with: Pretty countryside and lovely sea
Not impressed with: I found Croatians welcoming but pretty stern
Recommend: Most of the restaurants were very good. They were however all reasonably expensive which i guess goes with the resort.

Accommodation in the right place. Very satisfied with the holiday co. Owner didn't stay for long to offer any information but was very trusting in not taking a deposit. Arranged taxi so was helpful.
Impressed with: Good value, a mix of holiday-makers ie not too many Brits. Warm, by the sea. Direct flight available from Scotland
Recommend: Lazing by the sea, idly wasting time in the bars and coffee shops. Many of the bars were worth going for a meal or drink

We were very worried after reading the comments in June. I have to say that the comments in June were totally inaccurate. The villa was very clean, well equipped. The air-conditioning worked well. The bathroom downstairs is exactly that, a bath with an overhead shower. If you choose to shower in it you have to be careful but you can do it. If you want a shower there is an excellent one upstairs. Cavtat is a great place and this villa is in one of the best positions with fantastic views and really quiet. Only about 200 yards from a great swimming area. Bus into Dubrovnik is 20 Kn and we were glad we stayed here rather than Dubrovnik. Your write up is correct that you have to cope with steps to stay here. Our kids are 20 and 17 and really enjoyed their stay. Please put this on your website.
You undersold the villa. It had a washing machine. DVD and CD, internet was free. Inside and outside kitchen, dishwasher. 2 sitting areas. None of these mentioned

The villa location was fantastic and it was fine for our group. We had a brilliant holiday. However, the main indoor room was very dusty (we used it occasionally when it was very hot outside) and the kitchen and utensils weren't very clean. We couldn't get the air con for the upstairs rooms to work (no instructions) so they were very hot and uncomfortable at night. The spare keys didn't work and we were 5 adults so it was a bit of a nuisance having to text each other to find out who had the keys and was nearest to the house. The shower in the downstairs bathroom has no shower curtain so flooded the bathroom floor every time we used it.
No information at all at the villa - e.g. what to do about rubbish, how to use appliances (e.g. aircon, dishwasher, washing machine, oven) timetables for ferries/buses etc. We had problems with towels and spare keys which weren't resolved.
Owner was pleasant and met us as arranged but he didn't seem to know much about the house - he told us we wouldn't need to go into the utility room but that was where the spare outdoor chairs were kept and the washing machine. He didn't tell us if we could use the BBQ charcoal in the utility room - which wasn't available to buy in Cavtat. He didn't know about Internet access but did contact the owner and sent us instructions the next day. We were left with insufficient towels - the upstairs rooms only had hand towels and despite repeated texts he insisted the cleaner had left enough and didn't come to the house to investigate so some of us had to use our beach towels for showers - he said we should have 2 towels each. We had 3 bath towels (one of which was the thinnest towel I've seen!) and 5 hand towels between 5 of us. He insisted the keys worked - but when he came to check us out he agreed that they didn't work. He didn't show us how any of the appliances worked or tell us what to do with our rubbish.
We had a great holiday which wasn't spoilt by the minor problems but the disinterested attitude of the caretaker and slightly shabby style of the villa would make us hesitant to recommend to others - but we'd definitely use you again.
Impressed with: Laid back atmosphere, friendly people, fantastic views and walking and crystal clear sea for swimming.
Not impressed with: Eating out was quite expensive and in some locations food choices for home cooking were limited.
Recommend: The ferry trip to Dubrovnik and walking the walls in Dubrovnik We got a walking map from tourist information and although the first part was a bit of a climb, the walks in the woods and the deserted rocky beaches were amazing Restaurant Dalmacija, Konaba Toranj Jazz brunch at Taverna Galija - they were happy for us to have snacks and drinks and not a full meal. A fabulous lazy Sunday lunch!

Villa Comments: Thank you for your constructive feedback. We will inform guests about the rubbish bins. Regarding instructions for appliances, no one has ever asked for or complained about not having them around . In furutre we will ask all the next guests if they need help with appliances.
I don't think you can blame the owner or manager for not having the bus or ferry timetable at the house. This is the kind of information you find out before you get to the destination on the web or simply by visiting the tourist board office. Bus timetable stands on the bus station, and honestly, it is hard to miss. Each ferry company has its own stand on the main seaside promenade and there are at least six of them. The reason they are situated there is to attract tourists and give them information about next ferries to Dubrovnik (they even shout it out loud from the 2next ferry stand“ when people are passing by).
The guests said they have only four towels in the house. When I asked the cleaning lady about it, she said she leaves two towels per person.
They are the same keys that used to work last year, but this year they just don't. We will make another set of keys.
A new Shower curtain will be bought.
Kitchen wasn't clean enough? I will talk to the cleaning lady about it. The first time I hear that.
Owner doesn't want the guests to use the utility room. He was in the house until the end of June. The guests had my phone number and could ask about the charcoal, I believe the owner wouldn't mind.

The agent and his assistant in Cavtat were very good. Not over the top. Punctual, relaxed and helpful all in the right amount
We sent away a few emails regarding Villas at the same time and some of the answers back were very poor customer service. With Croatian Villas from the first email from Marijana the service was hard to fault. It was a pleasure to deal with you.
Impressed with: The place and the people. Great clean water, great temperature, the lot.
Not impressed with: Not much really. I would say the Villa was a little expensive compared to other prices but for the location and the actual Villa I could see why it was that price.
Recommend: I would have to say the whole place. The service everywhere was very good.

Enjoyed Cavtat and Dubrovnik very much--fishing village & world heritage site both living up to what makes them special. The ferries between them were great. Your staff in England and in Cavtat were extremely helpful from start to finish. In booking I particularly appreciated the easy to use booking form/credit card system. You responded immediately to questions & were very helpful. The local contact was a good guy to have around in Cavtat--knowledgeable, helpful, and easy going. I'm very happy indeed with Croatian Villas!

This was an excellent property - a real home from home. The price seemed high before we went, but having stayed there, the standard far exceeded that of a basic holiday property. The location and outdoor verandah facilities added to the overall enjoyment of our holiday. We would like to extend our thanks and appreciation to the owner.

The property was really well set up, there was pretty much everything you could need for a 'home-from-home', and there were a lot of basics provided which was really handy. The views were spectacular from the property which made all the steps worthwhile. We couldn't really have been closer to the beach which was great, whist also being tucked away in a quiet spot.
Handrail/barrier on stairs (no good for kids) - It would have been really useful if a contacts, local services (supermarkets, pharmacy info etc) and 'what to do in the event of…' file was available, e.g. so we didn't have to ask Mario what to do with the rubbish etc - TV/Satellite set-up could have been better explained - it was very complicated - Food in cupboard should have been checked if ok or not, there were some mouldy things left - Parasol didn't work. - It may be useful for other groups to indicate how many stairs are up to the property.
Caretaker was extremely helpful. So friendly and helped us book a taxi on the way back, even tracked down some lost luggage for us. Couldn't have been better and always responded promptly to emails. Super Mario!
It was all very good, and replies were always prompt before we left and from the agent Mario whilst we were there.
Impressed with: Friendly people, beautiful beaches, crystal clear sea, good value for money.
Recommend: Bugenvila, Poseidon restaurants Spinaker (Hotel Croatia) for morning coffee and swimming Dubrovnik day trip .
Favourite villa moment: Sitting out on the terrace watching the yachts come in, and using the outside kitchen/bbq every night. It was all great, we'd definitely come back.

The house was perfect for us. As two couples, the two bathrooms on separate floors were ideal. Caretaker was extremely helpful and responded promptly to all enquiries. Very approachable.
Impressed with: The people were very friendly and the landscape is stunning.
Not impressed with: Dubrovnik was so busy that it wasn't a pleasurable visit. I would definitely look at staying in Cavtat or somewhere away from the bustle.
Recommend: Boat trip to Dubrovnik was good fun and the sea kayaking was brilliant. The sea is beautifully clear and we swam every day. Resist the lure of the sun beds on the front, there are lovely areas further around the just a short walk from the harbour. We tried a lot of the restaurants in Cavtat, all of which had nice food. The fish seemed particularly good in the area.
