    Guests arrive via a quiet approach road, where there is parking available for two cars. The main entrance on the upper floor, leads to two generously sized bedrooms, each benefitting from its own en-suite bathroom and balcony with panoramic views over the surrounding countryside. A staircase leads down to the lower level, which features a modern open-plan living area filled with natural light and featuring a well equipped kitchen, dining space, and comfortable lounge overlooking the swimming pool. Outside, guests will find a spacious wooden terrace, a swimming pool with sun loungers, two internal courtyards and a covered outdoor kitchen ideal for alfresco dining, barbecues, and relaxed evenings spent beneath the stars.

    Located close to the attractive hilltop town of Buzet, the property is well positioned for discovering the many highlights of Istria. Guests can explore charming villages, scenic walking and cycling routes, and the region’s celebrated truffle and wine trails. The Adriatic coastline is also within easy reach, with beaches a 40 minute drive away and popular seaside towns such as Poreč and Vrsar offering historic streets, waterfront restaurants, and a range of water-based activities. Guests may also wish to visit neighbouring hilltop towns such as Motovun and Grožnjan, visit local cultural sites, traditional taverns, and partake in the numerous other attractions and activities on offer across the peninsula.

      Pricing and booking information

      Pricing Information

      Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £2.50 per adult per night, and £1.25 per night per child aged 12-17 at time of travel. Children under 12 do not pay tourist tax. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

      All bookings subject to booking fee.

      Booking Information

      A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.

      If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

      Certain properties require varying payments for bookings. If payments required vary from those above, these conditions will be displayed below or advised at time of booking.

      Holding an Option on a villa

      Payment Information

      For online bookings, payment can be made by credit or debit card. Corporate credit card payments may incur a surcharge at time of booking. There is no surcharge for personal credit or debit card payments. All major currencies are accepted when paying online by credit card.
