Set within the tranquil surroundings of Zaton Bay, this distinguished residence exudes a timeless elegance that reflects centuries of history and craftsmanship. Once built as a summer escape for Dubrovnik’s noble families in the 15th century, the estate today welcomes guests seeking refined comfort and understated sophistication. Enclosed within ancient stone walls and surrounded by fragrant Mediterranean gardens, it offers an idyllic haven for families, groups of friends, or couples wishing to unwind or simply to experience the charm of the Adriatic coastline in style. With many interconnected shared spaces both indoors and out, its the ideal property for a landmark celebration, it even has its own chapel.

The grounds

The approach to the estate is along the waterfront promenade of Zaton Bay. Originally built as a summer retreat, the villa entrance leads into a private, fully enclosed furnished courtyard to the front of the property itself. Glass stairs take guests up to a transparent glass bridge that lets sunlight into the courtyard while simultaneously showcasing the beautiful sea views of Zaton Bay. The glass walkway connects two external terraces, one with shaded seating. To the rear of the property enclosed by stone walls lies the estate’s true highlight, a large fully enclosed Mediterranean garden courtyard filled with mature planting, a shaded lounge and dining area with BBQ, swimming pool and a long plant covered trellis leading to a private chapel at the end of the garden.

Your holiday villa

Entering the main house, guests are greeted by a grand entrance foyer, furnished and with doors leading out to the garden courtyard. From the entrance foyer, through an arch to the right are two spacious double bedrooms, each with an ensuite bathroom with bath and shower. One of these doubles has doors opening onto the terrace of the rear garden, please note the front bedroom has one small window. To the left of the entrance foyer, a hall leads through past a fully equipped professional kitchen to a large bar area, with an impressive open plan living and dining area with historic furnishings throughout. Doors seamlessly take guests out of the living area into the rear garden courtyard and another door takes guest into the front courtyard.
A grand stone staircase, carefully preserved from the original construction, leads guests from the entrance foyer up to a light-filled library with a cosy seating area and doors out to the sea-facing terrace and glass walkway. From the library there are 4 luxurious ensuite double bedrooms, two off either side. The interiors throughout balance historic architecture with contemporary comforts, blending natural stone, wood, and glass with thoughtful decorative touches. Set over the first and second floor, each bedroom has a lounge, walk in shower, underfloor heating on the first floor, and a wooden staircase leading to a mezzanine bedroom gallery. The two outer bedrooms on each side have a sofa bed for one person in their lounges, one also has access to one of the front terraces that are connected by the glass walkway. 

Explore the area

Zaton Bay itself features a small selection of seafront restaurants serving local Mediterranean cuisine, along with a grocery shop nearby. A peaceful coastal setting while being just a short drive from  Dubrovnik, one of Croatia’s most celebrated historic cities. Guests can explore the UNESCO-listed Old Town, stroll along its ancient walls, or dine in its vibrant restaurants overlooking the Adriatic.
