DUBROVNIK REGION


Really lovely place with all we could have wanted and helpful information from the owner. Also useful to be not too far from the airport and Cavtat and Dubrovnik.
The agent failed to turn up on the morning that we left, despite our having arranged to meet him there at 9.00. As he had not turned up by 9.30 we had to leave for the airport. I know unexpected things can happen but as he had my mobile number an apology might have been nice!
Impressed with: Everything - scenery, things to do, beaches, food, people...
Not impressed with: The only slight downside is that if you want to travel to other areas, it's difficult with no trains or motorway.
Recommend: Galicia restaurant in Cavtat is superb - great food and service, a lovely location overlooking the harbour and cheaper than eating out in Dubrovnik. We went there twice and thoroughly enjoyed it.Villa comments: This is strange. I never promise to be at the check out at the villa. It is outside in the countryside and on changeover days sometimes I can't make it. I had to meet guests who were arriving at another house. I even met the guests the day before to bring their security deposit back because I knew I wouldn't be able to meet them for their check out.

Alex has been very helpful, answering all my queries quickly and sorting things out for me
The property is generally delightful - the bedrooms and en suite bathrooms are all beautifully fitted out, as is the living room. We did not need the sauna,"spa" or gym in temperatures of 30+! The kitchen is very well fitted out, the a/c is brilliant and all the outdoor seating areas are large and very comfortable. The pool is great, but the jetty is superb for diving and swimming - just have to be careful of the sea urchins!
Owner was extremely helpful and wanted to do all he could to make our stay in his villa memorable: he organised a small boat for us for 4 days and took my sons to collect it from Slano, he brought us fresh fish from the fishermen, which he picked up at 7 am. When we had a problem with an a/c unit he came immediately to fix it and frequently asked if there was anything he could do for us - a charming and delightful young man.
Impressed with: All the people we met were very helpful and proud of their country. They truly wanted visitors to enjoy it. The scenery is breathtaking - both from the sea and on the coastal road English is spoken everywhere and the children learn it at primary school.
Not impressed with: The lack of investment in the infrastructure and the poor state of the economy. Apparently there is huge unemployment and disappointment that there has been so little help forthcoming from the EU.
Recommend: Obviously a trip into Dubrovnik is essential: we were advised to arrive after 4 pm, when all the cruise ship passengers have left and it is cooler. We drove straight up to the fortress, visited the War museum (fascinating) and went down to the city on the cable car, which is open until midnight. There is time to walk the City Walls, wander and have a meal before returning in the cable car to our free parking spot.(parking in Dubrovnik is difficult and terribly expensive) We loved having the small boat, with out board motor and sun awning, seating about 8 people, (which Alex and Ante organised for us) and visiting small coves for snorkelling. A lovely lunch spot is Luka's in Kobas, near the southern end of the Peljesac peninsula (turn left out of Ston) it is on the quay and we were able to swim between courses. No credit cards and quite expensive. Bakus in Ston has good food and is good value. The little kiosk on the way to Mali Ston is great for oysters. Gastro Vista on the road to Majkovi (Ante has details) has wonderful views and lovely food cooked on a wood burner. (no credit cards) We did our large super market shop in Konzum - 10 minutes out of the airport, which was useful as the small shops in Slano and Ston are limited
Favourite villa moment: Many lovely moments, but perhaps the favourite was sitting in the garden at night star-gazing and counting shooting stars, with no light pollution - and a glass of Sljivovica (plum brandy)

Idyllic setting in a very quiet, almost private, bay with plenty of space both inside and out and with its own access to the sea for swimming and snorkelling. The location is perfect for those wanting to be away from the hustle and bustle of a city, but only 40 mins drive north of Dubrovnik and just 15 minutes from the walls of Strom. The villa itself is very well appointed with sauna, games room and gym. There is even a wine fridge stocked with local wines which can be purchased, making sampling very easy! Each bedroom has a very modern en suite/ wet room and is air conditioned. The villa wifi proved itself to be very reliable after a slow start on the first day. Plenty of balcony and outside terrace space, both covered and open with bbq facilities available. All in all, a great place to stay, chill and relax, but within easy travel of Dubrovnik along the spectacular Croatian coastline.
The owner is a really nice guy who can't do enough to help you with advice and recommendations and even willing to acquire fresh fish from a local fisherman if you fancy it.
Impressed with: Beautiful scenery, very friendly people and reasonable prices, even for 'touristy' Dubrovnik.
Not impressed with: Nothing
Recommend: Bakus restaurant in Ston served fantastic food with a great variety on the menu including local seafood and was also great value. All the coastline was a delight, but a drive up to the island of Korcula is worth the trip and a visit to the walls of Strom a must on top of the obligatory Old town Dubrovnik. If you get the chance, drive up to the top of the cable car for spectacular scenery.
Favourite villa moment: The tranquil setting of the villa is my abiding memory. Sitting outside by the pool with a glass of rosé taking in the beautiful sea and island views as the evening falls!

The property was beautiful and the owners - very friendly and helpful. We'd love to go back. The property is secluded, large enough for a good group of people and the grounds of the property beautiful with the pool and gardens and a great view over the hills.
The property manager was very helpful. They helped up with taxis and airport transfers, and helped us book a great boat trip, which was the highlight of our stay.
It would be helpful if airport transfers could be booked with the agent at the time of booking the villa.

We booked through Croatian Villas part of Authentic Villa Holidays as it was the only place that I could find a villa to sleep 21 people for a reasonable price! We felt so looked after, Ivana made sure that we had everything that we needed.
When emailing Sarah she facilitated taxis too and from the airport for all 21 guests who were arriving at different times throughout the weekend. Ivana turned up at the villa on the Sunday to accommodate us leaving early and getting our deposit back. We couldn’t have asked for better service. Sarah recommended a caterer for the Saturday evening who was also fantastic.

The caretakers were very responsive.
I believe the description should have included that the house is on a hill and does require some physical ability to get to and from the small Zaton village. If you had a physical issue it would be a problem for any guest, as it was for one of our family members.
The lower two bedrooms cannot be accessed from the house. You must walk outside and upstairs to join the main part of the home. These family members felt a little removed from the rest of the guests.
Impressed with: It is clean, very clean and the landscape is breathtaking
Recommend: Zaton Water Sports assisted us with all of our activities. They coordinated an evening sunset boat trip to Dubrovnik, a full day private boat tour and coordinated all our other transportation needs. They were very helpful.
Favourite villa moment: The chef at The Capo Restaurant came to the villa and prepared a beautiful cooked breakfast on the large outdoor patio.

Really nice, well equipped and excellently located. More guides in the house. We missed the fact that there were insect screens in the windows. The car hire worked well and was effective.

I drew up a short list of several villas in the Dubrovnik area and discussed these with Croatian Villas. They had visited all the villas and could therefore give advice and guidance. Very happy with the villa and location. It had everything we needed. The church bells are a good alarm clock in the morning.
The owner was very helpful. They left beer, wine cold meats and cheese for us when we arrived. They also brought us homemade wine and a local dish prepared by owner’s Mother which was delicious. He kept in touch by text to ensure our holiday was running to plan with no problems.
Impressed with: Friendly people and very good value for money.
Not impressed with: Many cruise ships arrive daily in Dubrovnik and the town becomes very crowded. We were told the best time to visit is late afternoon when the visitors have all returned to the ships.
Recommend: Cavtat is not far away and is a lovely resort. Many of the boat trips start from here and the best way to Dubrovnik is by ferry from Cavtat. There are also many excellent restaurants here our favorite was the Dalmatian. Montenegro is very close and we booked an excellent day trip by minibus with a very knowledgeable guide.
Favourite villa moment: The two week holiday is one to be remembered and sitting by the pool with a glass of cold beer.

It's a lovely apartment, with fantastic views in an excellent location. I was really happy with it and have already recommended it to friends. I wasn't shown how to use the sofa bed, or given any sheets for it. The top of the sofa bed had obviously dropped previously which meant it was hard to operate. The agent was really friendly and helpful. She helped me with my bags and buggy as I had two young children on my own. She also called the owner to.
Impressed with: It's stunning and the people are so friendly.

The TV seemed to be in German in some channels or have no sound for others. Mind you,we didn't spend much time in the apartment so it wasn't an issue for us. I would thoroughly recommend it, but you need to be able to cope with a fair few steps up and down to the apartment and the spiral stairs within the property.
Impressed with: The food, scenery, water and plenty to see and do if you felt so inclined.
Recommend:We tried a lot of the local restaurants and enjoyed them all!

A small welcome pack for 2 tea bags and some water would have been perfect! Caretaker was very helpful, prompt and informative.
The stairs to the property and very dangerous and not very suitable for lugging suitcases up. Also the spiral stairs to the apartment and extremely dangerous and I actually fell down them during our visit. There should be someone there to help you lift your cases up the stairs as we are only in our 30th and we struggled!!

Favourite villa moment: Seeing what super yacht was outside your window each morning - the view was amazing!!Villa comment:The stairs are wooden and steep because the house is tall and corridor is narrow but they are not dangerous. There is a handrail on the staircase (all the way from the ground to the top floor). It is a good idea for people to travel light when staying at these apartments. We don’t offer luggage assistance and those with heavy luggage do struggle. Unfortunately we don’t have the facility to offer a welcome pack.

Everyone we have had contact with have been very helpful. Wifi would be useful. Also we felt the area / were geared to Germans and.Skandanavians. We found the women in the shops somewhat abrupt.
Due to my husband’s difficulty in climbing steps the access was quite difficult especially up and down with the suitcases. On the night before we were due home there a German couple had moved in that day and were shouting, crashing and banging at 3.30 in the morning, we had to get up early the next morning.Impressed with: The beauty and history.

All was lovely but a few very minor points: Kitchen - Tin opener, scissors, matches. Pool: soft covers for the sunbeds. It was a truly lovely property that ensured a very good holiday.

Good website and selection of villas.
Option to hire bikes - owner very kindly provided 2 but we would have happily booked good quality hire bikes in advance to have delivered to the villa.
Traffic noise from road next to villa and aircraft noise as directly under the flight path. Probably need to be mentioned.
At one point an overwhelming smell of sewerage in the villa which the owner responded to immediately and fixed. Was very apologetic and gave a bottle of wine. Smell returned a couple of days later but we fixed as the owner had showed us - bleach down all the plug holes. He said it happened at most once a year and was outside his control as it was the town Seward overloaded with heavy rain.
The direct walk to the village is down a very busy road without a footpath - owner suggested we walk through the hotel opposite and used their lifts down to harbour side. Did this but felt a bit awkward!
Incredibly helpful and polite. Allowed us to use produce from the garden which was a surprise and a great addition.

Excellent. It was a perfect location and the surprise was we could eat any veg/herbs straight from the garden.
Although the booking was all done online it felt a very personal service.

Favourite villa moment: Buses to Dubrovnik very easy and simple to navigate. Island of Lopud simply beautiful much cheaper to get bus to Dubrovnik and ferry from there rather than ferry from Cavtat, you also get to spend more time on the island. Restaurant Dalmatia in Cavtat great food and most friendly service. Watching the water polo in the sea great fun.

Situation excellent. Huge amount of space in villa, v. clean, comfortable beds, lovely bathrooms, always enough hot water, well stocked kitchen. Outside space lovely with great pool, nice BBQ area, amazing view and lots of grass for kids to play on. Colour scheme, decor not to our taste but obviously does not matter for a holiday!
The villa could be marketed better. For example the handy proximity to Dubrovnik airport, the beautiful beach v locally, the ease of visiting Montenegro Dubrovnik.... The amazing view from the swimming pool etc

Caretaker was always helpful and very friendly. Mattress on the bed wasn't the best and gave us both back ache. The position of the toilet was awful for a man. It was located under an angled ceiling, so was very uncomfortable to use. The shower was also very very small. The rest of the apartment was very good, and clean.

This property would not be suitable for people who are disabled or even particularly unfit. There are numerous steps to access the property which is also located on a steep hill. (Cavtat) is beautiful and quiet and not overly commercialised. The local people were wonderful and helpful and made our stay something very special. I was not impressed with the over-commercialisation of Dubrovnik, and would not return there.

The whole experience was well managed, and any queries were dealt with quickly. It was a pleasure to book with you, and I noticed another family on the plane had also booked with you.
The only item that would have been useful was a microwave oven and maybe a welcome pack of essentials ie milk, coffee etc.
Caretaker was very helpful, popped in a couple of times to make sure everything was ok and arranged our taxi back to the airport.
Impressed with: The stunning scenery, the friendliness of the people and the fact that it is not over spoilt as a holiday destination. We first went to Croatia on a cruise and wanted to come back for a longer stay.
Not impressed with: I can't really complain about anything.
Recommend:On the walk from the villa to Cavtat centre there are many restaurants and bars. If you on a budget stay away from the restaurants around the marina. However, you get what you pay for, the views across the bay towards Dubrovnik were stunning.

Nice apartment, but it was a little further walk away from centre of town/beaches than we realised from the details provided because it involves a steep hill, so although it was 50m from sea it's not practical due to a steep cliff, in reality it was about a 1km. It needs a car/bus if you're not too fit. Very beautiful countryside and coastal scenery. Excellent restaurants. Lots of interesting places to visit around Dubrovnik (if you have a car). Good level of English spoken. Good value for money outside Eurozone. Clean and tidy for the most part. Crystal clear seas.

We could have done with more information - we struggled to make the TV work initially. Leaflets about buses and boats, as well as other destinations would have been helpful as well as info about other places to eat .
The kitchen lacked a sharp knives , we struggled to cut a loaf of bread with the one knife provided . A welcome pack including tea , coffee , dishwasher tabs , etc would have been helpful . A tray to help carry things up to the sun terrace . The sun umbrella on the upper terrace didn't stand up so we were unable to use the terrace after mid- morning . The ground floor bedroom didn't have a set of drawers or wardrobe to store clothes etc . As we didn't use it it wasn't a problem but it would have been if the third member of our party had been able to come . Despite the above we really enjoyed our stay and would happily return if there were only 2 of us in the party . The air con was a real blessing.
Property manager was very pleasant and helpful, she replied to out texts about the TV promptly and in English . She collected us from the car park fairly promptly.
A welcome pack should be provided in each property.

Not impressed with: The food was expensive and quite boring, a lot of the restaurants didn’t use seasoning so the food was bland.
Recommend: Poseidon was excellent, lovely position on the harbour and tasty food at reasonable prices. Quite a few of the other restaurants offered average food at quite high prices. We enjoyed the carnival on the first weekend we were there , Sunday 28th July .
Favourite villa moment: We enjoyed sitting in the courtyard in the afternoons reading a book.Villa Comments: There is a booklet in the villa under the TV set explaining how to use appliances including the TV, dishwasher, washing machine. For recommendations we are always on hand to advise guests. We have now added extra sharp knives although we thought the ones that were there were sharp enough. We are sorry the guests struggled. There is a tray located near the dishes section. We took down the sun umbrellas before the guests arrived because of the wind as they may have been blown down. They were there and customers just needed to erect them again, if guests were having a problem they could always contact us, we are happy to help.
As per our 3 star classification, the ground floor room as a hanger stand and a stand for the luggage and we do not need to provide a wardrobe if we provide this in a room.
Welcome packs can be arranged on request in advance for additional fee.

The view has to be one of the most beautiful in the world. Property manager was very very warm and friendly and the welcome cakes and liquor were much appreciated.
I think the statement of 90 steps is misleading as it is much more than that. The 90 refers only to one section. If I had known quite how many steps there were and that they were vertical for the most part I would probably not have booked it. As the Monarch flight arrives quite late, it means that you don’t have a chance to shop that evening. It would help to have at least something to make breakfast from eg bread, milk etc
Impressed with: The views, Dubrovnik, and the friendly people.
Not impressed with: It is not somewhere to go if you have mobility problems or a fear of heights.
Recommend: We found the best restaurants were across the bay in Zaton Veliki. We would recommend getting up early to go into Dubrovnik before the cruise ship crowds. The food in Dubrovnik was cheaper than we expected to find in a tourist city and we can recommend Mea Culpa for their ginormous pizzas.Stayed August 2013
Croatian accommodation in villas is expensive compared with other locations and we would certainly have not gone to this one as nice as it was had it been at the published price. The villa has exquisite views but, and it is a very big but, the stairs down to it and onwards to the sea are daunting to the point that it would not suit any but the brave and fit which I am glad to say we were. I doubt to its suitability for children of all ages. In early years the hazard is obvious but access to the sea for ours (aged 13 and competent swimmers) did recommend a very watchful eye.
The advantage of the property is its position for trips away from rather than to Dubrovnik. Dubrovnik drowns in visitors in the summer months consequent upon its destination for huge cruise ships who disgorge 2,000 + visitors every 24 hours. This visits upon a small city with a residential population of 1,000. Travel up the coast reveals much more of the real Croatia.
A good service but the prospects of tourist travel to Dubrovnik in the middle term I think is problematic. It is over doing it and cruise ship deposit (numbers of people) will gradually produce negativity over this otherwise exquisite city.
The owners are an exemplary couple who were kind discrete and helpful in every way.
Impressed with: The coastline which is very beautiful and accommodating.
Not impressed with: The volume of visitors to Dubrovnik and the density of road traffic in and around it
Recommend: The hinterland is full of good restaurants and we found those in Zaton particularly good.

Good-Excellent. You could help a bit in planning "things to do" (e.g. boat trip, city trip, other excursion, …) would be helpful. Owners were very nice people.
