The opportunity to order welcome packs in advance, i.e. food and drink items, would have been helpful particularly given that we were arriving on a Sunday. There was also no folder of information relating to the villa and surrounding area and amenities which would also have been useful, as would a guest comments book.
Access to the beach directly from the villa, as advertised, was no longer available, apparently for safety reasons. As this had apparently been the case for some time, the villa description should be altered accordingly. There were only three sunbeds available, but there were four of us. On talking to the caretaker it seems that the fourth was broken last year but has not been replaced. Given that the €300 deposit presumably covered the original damage, we think a replacement should have been provided. Several lightbulbs did not work and had obviously not been checked. On mentioning this to the caretaker no replacements were offered.
Caretaker was available when needed and was very pleasant and provided information on the local area when requested. However, he didn't seem very hands-on when it came to resolving any minor issues such as missing lighbulbs as mentioned above. This is a minor criticism though and overall he was a very nice guy.
Favourite villa moment: Sitting on our high vantage point on the terrace watching all the activity on the sea with the picturesque view of Dubrovnik Old Town in the background.
Villa Comments: Welcome pack is not included. Just to be brief there are over 100 light bulbs in the house when you take the garden, terraces and the house itself into consideration. They get replaced all the time. In 15 years of renting the house nobody ever complained about the light bulbs. Regarding the sun-beds, I don't remember any sub-ben being broken last year and us charging £300 from the deposit. Once again never had a complaint regarding the number of sun-beds but will keep an eye. There is huge amount of other furniture of one kind or another on the terrace.
Regarding the beach, if we think the beach is too dangerous we will not permit guests to have access to it from the villa. Rock fall from previous bad weather will result in us closing the beach access. However, this year we have found that guests have had difficulty down on the beach as it is not very big and if they have drunk too much they find it hard to come back up the steps, there are a lot of steps back up to the villa. We will take the decision to close the beach access for future guests from a health and safety perspective. There are other public beaches around which guests can use.
